Sealing the Envelope and Reducing Waste from Leakage

Until recent years, commercial buildings in the United States were built with the same eighteenth century techniques as homes: Stick and frame architecture. This building method was suitable when America was a vast undeveloped wilderness filled with unlimited and inexpensive carbon resources: Firewood, coal and fuel oil.

Today energy is more expensive and environmental concerns have reduced our ability to exploit polluting carbon sources. At the same time, the developing world's demand for limited energy resources has increased the demand for fuel oil, the price of which has in turn increased. Cheap energy is a thing of the past.

Unfortunately, our traditional building envelopes leak like sieves. In addition to energy escaping through the porous walls and roof structures, valuable heating and cooling also escapes through leaky pipes and ducts. It is estimated that some 20-30% of a building's energy is lost from inadequate insulation and another 20% is lost through gaps and cracks in ducts.

Businesses can realize immediate savings from two low-cost but effective techniques:

 

  • Insulation. New, inexpensive sealing materials can reduce leaks through the building envelope, reducing energy consumption by as much s 30%.
  • Duct sealing. A new, inexpensive technology offered by Soluxe contractors can seal ducts and further reduce consumption by another 20%.

Reducing Fuel Costs

Since 2008, the United States has seen a dramatic reduction in the cost of natural gas and, in turn, the cost of electricity. (After coal the most important fuel for generating electricity in the United States is natural gas. In some parts of the country, such as New England, natural gas is the primary fuel for electricity generation. When the price of natural gas is low, the price of electricity declines as well.) This drop in prices is the result of a new drilling technology in which natural gas is extracted from the country's almost unlimited sources of under ground shale.

Some experts predict that the country's shale gas resources will last hundreds of years and keep prices low for many years. By contrast, fuel oil — which is refined from crude oil — has seen price increases as demand for oil has increased among the world's developing countries.

Today, in most parts of the United States, the price of natural gas is 1/3 or less than the price of fuel oil on a heating equivalent basis. (In other words, the cost of heating a room with natural gas will be 1/3 the cost of heating the same room with fuel oil.)
